KUSCCO Housing Fund

With a well-founded need to provide housing as a basic need and worthwhile investment, many credit and savings societies in Kenya have facilitated the purchasing of plots of land for their members.  By offering friendly payment terms, the SACCOs have made it possible for ordinary members to own parcels of land for the construction of residential homes. Unfortunately, insufficient funds, and inability to qualify for long term loans and mortgages, have rendered most of the members incapable of developing the plots.  It is against this background that KUSCCO Housing Fund was conceptualised in 1996 to serve SACCOs and SACCO members.

Objectives

The KUSCCO Housing Fund offers an unbeatable mortgage scheme that aims to:

  • Extend loans for construction of houses/homes for SACCO members and office blocks for SACCOs;
  • Facilitate outright purchase of residential houses

The housing fund has two main products:

  • KUSCCO Home Loan
  • KUSCCO House Master Loan

A). KUSCCO Home Loan

The KUSCCO Home Loan tailored for individuals who wish to buy or construct their dream homes; put up commercial rental units or purchase a piece of land.

Eligibility Requirements:

  • Pay a registration fee of Ksh 1,500
  • Save a minimum of Ksh 5,000 monthly

1. Home Buying

Own House/Home

  • Multiplier  5 times Savings

Commercial/ Rental Units

  • Multiplier  4 times Savings

2. Construction Financing

Own House/Home

  • Multiplier  5 times savings

Commercial/Rental

  • Multiplier  4 times savings

3.Equity Release/ Funds against owned property

Own House/ Home

  • Multiplier  5 times savings

Commercial/ rental

  • Multiplier  4 times Savings

4. Buying plot

Undeveloped

  • Multiplier  4 Times Savings
  • Five year repayment period

B). KUSCCO House Master Loan

This loan is specifically tailored for SACCOs in Kenya to fund property developments such as the construction of houses and offices

Features:

  • A membership fee of Kshs. 5,000;
  • Minimum monthly savings of Kshs. 50,000
  • Loans advanced are up to 3 times amount of savings in the scheme; up to a maximum of 30 million
  • Interest on loans is charged at an annual rate of 15% on a reducing balance basis
  • Repayment period is 5 years.

GENERAL INFORMATION AND MEMBERSHIP REQUIREMENTS

  • To join this fund, one must be a bonifide member of a SACCO
  • A Membership fee of Kshs. 1,500 must be paid on admission to the fund
  • Minimum monthly savings will be Kshs. 5,000. A member may save more according to his/her ability
  • To qualify for a loan, a member must have continually saved for at least 6 months
  • The minimum loan granted shall be Kshs. 450,000 and a Maximum of Kshs. 7,000,000
  • A stable interest rate of 14% per annum is charged on the loan and is calculated on reducing balance
  • Loan repayment period should range between 3 - 15 years
  • Interest is earned on savings of Kshs. 100,000 and above
  • The following shall form security of the loan
    • The savings with KHF
    • Title deed of the property

NB KUSCCO will have a first legal charge on the property during the period of loan repayment

  • All KHF membership application forms must be forwarded through respective SACCOs
  • Monthly remittance can be done through the SACCO, or other acceptable modes
  • The applicants current age plus the repayment period should not exceed 65 years
